FHA
If you are looking for a goverment program with Low to no down payment. FHA is always a good option. Some of our FHA Products allows down payment and closing cost assistance. USDA
If you are looking to purchase a home in one of the USDA defined rural area, USDA is a great option to consider. It allows you to buy a home with no down payment or closing cost. Our loan specialist could help you determine if the property you are interested in is in the rural area map.
JUMBO LOAN
If you are looking to buy a home with a loan amount greater than the conforming loan limit in your county, then jumbo loan is your option.
Bank Statement Loan
If you're a business owner or self-employed and your tax returns don't reflect your real income, a Bank Statement Loan could be the answer. We qualify you using 12-24 months of personal or business bank deposits instead of tax returns. Talk to a specialist to see how much income we can use.
Asset Depletion product
If you have significant assets like retirement accounts, investments or savings but limited traditional income, Asset Depletion may be a good option. We convert a portion of your qualifying assets into a monthly income figure, so you can qualify without W-2s or tax returns.
Foreign national loan
If you're a non-U.S. citizen without a U.S. credit history, our Foreign National program lets you purchase property in the U.S. anyway. Down payment requirements are higher, but tax returns and a U.S. credit score are not required.

VA Loan
If you are a US veteran or a spouse of a veteran with VA eligibility, you could buy a home with no down payment. Credit requirement is more lenient that conventional loan.
Conventional Loan
If you have a credit score of 640 or higher and you are able to make a down payment of 5-20% or more, then conventional loan is a good option to consider. You have the option of Fixed rate or adjustable rate mortgage.
Home Possible
Freddie Mac's Home Possible program lets qualifying low-to-moderate income buyers purchase a home with as little as 3% down. Income limits apply, and the program allows flexible down payment sources, including gifts and assistance funds.
Home smart
Fannie Mae's HomeReady program pairs with Home Possible as an affordable-lending option, offering as little as 3% down for qualifying low-to-moderate income buyers. It also allows income from a non-occupant co-borrower to help you qualify.
1099 Product
If you are self employed or independent contract who recived 1099 income. You could use 1099 as you income documentation for a loan. Tax returns are not required.
Fixed/Flip Loan
These are generally short term loan used by investors to acquire properties that can be renovated or improved to create higher value.
